Here are some of the advantages of new homes.


Most new homes come with warranties because of the materials used. Builders give a warranty for one or two years, with up to 10 years of coverage, on the structural elements of the construction.

These warranties can include heating and cooling, windows and doors, plumbing, electrical systems, exterior siding, drywall and paint, roofing, foundation and flooring.

But if you buy an older home, existing warranties may be expired, or you’ll have to pay for a home warranty to get the coverage you want.

Lower maintenance and repair costs

A new home should cause fewer maintenance and repair problems than an older home. New trends in home construction focus on new homes needing little maintenance.

Adjust it to your tastes

Adapt or adapt it to your needs. Many builders offer buyers the possibility of designing aspects of the house to their liking.

A new home is easier to sell, when you’re ready to move in. It has modern amenities and design elements that many buyers desire, from an open floor plan and large closets to appliances, and high-end finishes.


New home buyers can take advantage of mortgage financing offered by the builder.

But if you can save for a mortgage deposit, the more equity (or property) you’ll have in your first home. You will then be in a better position to get more competitive mortgage rates, which could mean lower monthly payments.

In general, the quality of a new home depends on its builder. Before you buy, research the builder to see if it has a good reputation and a history of producing quality homes.
